What Do Second Chance Apartments Forgive?

Real Estate Blog

If you're worried about qualifying for an apartment, you may need to look at second chance apartments. Second chance apartments allow you to qualify even when other apartments may not. Here are some of the things that a second chance apartment might work with.

Evictions

Many apartments won't rent to you at all if you have an eviction on your record. This means that if you were ever evicted, even when you were much younger, there are many apartments that will never rent to you. This can greatly limit your options, especially in a tight market.

Second chance apartments often forgive evictions. Instead of never allowing you to rent with an eviction, they might rent to you as long as it's been a certain amount of time since your eviction. This time will often be lower than it is at other apartments that do ignore older evictions. The second chance apartment is giving you a chance to prove that you've fixed the issues that led to you being evicted.

Bad Credit Score

Many apartments have minimum credit scores or may decline you based on your credit score. The reason is that your credit report is a sign of how you pay your bills. If you've had any sort of credit issues in the past, many apartments don't want to take the chance that you won't be able to pay your rent in the future.

Second chance apartments have much lower credit requirements. As long as your issues are in the past and your credit score is improving, you may be able to qualify for a second chance apartment.

Unpaid Rent

There may be times when you leave an apartment that you owe rent to without getting evicted. Often, this means that you agreed to move out before the eviction was filed. However, you may still owe any unpaid rent plus fees for breaking your lease early.

Apartments can find out about unpaid rent through your credit report, talking to your old landlord, and other background checks. Most apartments won't want to rent to you if you're already behind on your rent because you never paid another landlord. A second chance apartment might give you a chance if the unpaid rent is old or if you're in a payment plan with your old landlord to get your unpaid rent paid off.
